Available Sites

Site #1
A new 175-acre industrial park is being constructed and is located south of the city on four-lane Highway 61 with several possible sites. In addition, an adjacent 195 acres is under an option to purchase. The 175-acre site has been annexed to the City of Maquoketa and will provide city water, sewer, municipal electric utility, and gas utilities by the late summer of 2001. Access into the park is from old Highway 61, and the City is proposing to construct a full service industrial street connecting the site to four-lane U.S. 61, and an internal industrial park street. New 4-lane Highway 61 borders the park on the north and east and provides high visibility to the area. The new industrial park will also be the home of Generac Power Systems, Inc., a major manufacturer of generators.

Site #2
This site is a "fixer upper". We would like to introduce you to a tree-lined 12-acre brownfield area, zoned industrial, within the City of Maquoketa. This is the site where the once-famous Clinton Engines Company, which experienced its "hay days" in the 1950s through mid-l960s, was located. The City wishes to assist a quality newcomer such as your company to re-develop this site for future industrial use. Funds are available for demolition and environmental remediation. Furthermore, the U.S. Economic Development Administration has indicated to us that it might issue a grant of up to $250,000 the construction of a new building or the rehabilitation of existing buildings if a qualified employer should wish to settle here. City water, sewer and streets are in place and truck accessibility would not be a problem. Demolition of the area could be phases between the years 2001 and 2003.

Maquoketa's new industrial park (Site #1) offers a location in a brand new park that is very visible from four-lane Highway 61. Truck accessibility is off old Highway 61. The new four-lane Highway 61 interchange is a few hundred yards to the north and the south interchange for new four-lane Highway 61 is approximately 2 miles to the south. The Quad Cities and interstate interchange I-80 are 30 minutes to the South. Chicago is 3 hours to the east, Dubuque is 30 miles to the north, Clinton is 35 miles to the southeast, and Cedar Rapids is 1 hour to the west.

The site in the established Maquoketa Industrial Park (Sites #2) will offer location in a well-established industrial park with infrastructure in place and truck accessibility very convenient.

Interested in Leasing? Several area developers have expressed an interest in constructing a 30,000-40,000 square foot facility for lease. Quoted lease terms are $2.75/square foot, new construction, triple net basis, and ready for occupancy by second quarter 2000.
